Can a condo board force me to get rid of my dog?

Yes. If you move a dog into a building without written board approval, or if you violate a specific bylaw (e.g., bringing a 60lb dog into a 30lb limit building), the board can legally issue a removal order. If you refuse, they can take you to court and force the sale of your unit. Never try to sneak a pet in.

What does “Pet-Friendly with Board Approval” actually mean?

It means the bylaws allow pets, but the Board of Directors has the final say on your specific pet. They can deny your application based on breed, size, or even the dog’s temperament history. You should always make your purchase offer “Subject to Condo Board Approval of the Pet” to protect your deposit.

Are there breed restrictions in Calgary condos?

Often, yes. Even if a building has no weight limit, the bylaws may explicitly ban “nuisance” or “aggressive” breeds. Common restrictions include Pit Bulls, Rottweilers, Dobermans, and sometimes even high-vocalization breeds like Huskies or Beagles (due to noise complaints).

Do I have to pay extra condo fees if I have a pet?
